This is a preview of the planned waterfront homesites that will be offered for sale at Plantation Club. The Developer is preparing for a pre-sales release of the first 24 waterfront homesites at such time as the development of Plantation Club launches. The Plantation Club Master Plan includes 2 homesite subdivisions; 1) Beachfront Homesites and 2) JungleLuxe Home & Dock Sites. There are a planned total of 14 Beachfront Homesites available, 7 flanking the south side of the Hotel Complex and seven flanking the north side of the Hotel Complex. There are a projected total of 200 Jungle Luxe Home & Dock Sites, 70 along the North Channels and 130 along the South Channels.
Beachfront homesites will be developed directly on the sandy Caribbean beach subject to a 66-foot reserve setback that can never be built upon, thus affording owners unobstructed views and direct Sea access in perpetuity. Each beachfront homesite will be in easy walking distance to the planned 4-star luxury hotel with access to hotel amenities inclusive of restaurants, bars, swimming pools, concierge, and so forth.
Just south of the southern boundary line of Plantation Place runs a freshwater stream, which emanates from the interior of Plantation Club Land and exits directly into the Caribbean Sea. The Plantation Club Master plan calls for the stream to be expanded into a navigable 50 slip public marina and a four-channel inland waterway with 200 home sites developed on each bank of the waterway. The inland waterway will be known as the JungleLuxe Home and Dock subdivision of Plantation Club and will be situated on 112.03 acres and run a projected 7,500 linear feet in length. The channels will be dredged and widened to 120 feet wide with a draft projected to average approximately 8 feet deep. At the opening to the Sea, a 50-slip public marina will be developed inclusive of an 1,800 linear foot protective breakwater.
Once completed, the JungleLuxe waterway, will give owners of JungleLuxe Home & Dock sites the experience of being ensconced in an ancient rainforest and lagoon complete with towering hardwood trees supporting a jungle canopy, home to wild parrots, toucans, orchids and medicinal plants. Each JungleLuxe Home & Dock site will feature an included 77-foot docking area along the seawall fortified waterfront portion of their lot. This will enable the owner to berth up to a 65-foot vessel allowing for a 6-foot setback fore and aft.
The average size of both Beachfront and JungleLuxe Home & dock site lots will measure approximately 77 linear feet of waterfrontage by 200 feet of depth providing about .354 acres. Each homesite will be delivered as a cleared and graded lot with fresh potable water and electricity buried to the edge of the roadway in front of the lot line. The lot will be in a buildable condition ready for construction of a single-family residence to be built in accordance with the Developer’s Design Guidelines.
