This is a preview of the beachfront condominium community planned for Plantation Club. The Developer is preparing for a pre-sales release of the first 24 beachfront condos at such time as the development of Plantation Club launches. A total of 288 condominium homes are projected to be built on the Plantation Club beachfront. The condominium homes will be structured in twenty-four 12-unit four-story condominium buildings inclusive of swimming pools, cabanas and other associated amenities. The condominium buildings will be arranged along the beachfront so as to offer beach views to all residents. The graphic depicted here is a conceptual design of such a building arrangement that would be replicated along 2,609.9 linear feet of the 5,300 linear feet of Plantation Club beachfront.
Building designs throughout Plantation Club will have a tasteful colonial theme which pays tribute to the English period of colonization in the Caribbean Basin. Each condominium building will consist of 4 stories with the lower level providing garage space and the upper three levels built out as residences. Each building will be divided into two wings separated by a central landscaped courtyard complete with glass elevator. Our architects will take ques from certain legendary Victorian designs such as the famous Hotel del Coronado in San Diego and the McDonalds Mansion in Santa Rosa. While our designs are still in the early stages of development, the conceptual drawing below provides a glimpse into the general direction of the intended architectural theme for all of the Plantation Club vertical structures.
The “Standard” condominium floorplan is planned to include 910 air-conditioned sq. ft. consisting of 2 en-suite master bedrooms, a large great-room with kitchen and living area and a spacious 310 square foot balcony overlooking the beach. The “Premium” unit is identical to the Standard unit except that it is located on the end of either the east or west wing, which adds an additional 275 sq. ft. of balcony space in the turret area, which is part of the architectural design of the building. Upscale buyers may choose to step up to a fourth-floor Penthouse Standard or Penthouse Premium, where vaulted ceilings add to the spaciousness of the unit. An optional enclosed locking garage and storage package upgrade can be added to any unit for an additional charge. The locking garage and storage are an exclusive and unprecedented feature on the Placencia Peninsula providing Plantation Club condominium community residents with more convenience, more utility and potential higher and more liquid resale values. The two graphics below present the preliminary floorplan design of the East wing of a typical 12-unit building, featuring the Standard and Premium 2-bedroom/2-bath condominium homes on the 3 upper residential floors followed by the lower-level garage and storage level floorplan.
Condominium Homes and Waterfront Homesites will initially be sold by way of a promotional campaign featuring a 3-tiered early adopter pricing and payment program as follows:
Tier 1, Published Pricing Easy Installment Payments: Tier 1 enables a purchaser to lock in low Phase I Published Pricing on a beachfront condominium home with choice of location and a small down payment of 5 % on their Agreement of Purchase & Sale. Three equal interest free progress payments are made; 1) when the building in which the purchaser’s new condominium home is located is under roof, 2) when the condominium home has finished drywall and 3) upon final delivery.
Tier 2, Preferred Pricing: Preferred Pricing enables the purchaser of a beachfront condominium home to take a 20 % discount off the Published Price with the same three equal interest free progress payments as in Published Pricing. The discount is given in exchange for a 25% down payment on signing of an Agreement of Purchase & Sale and granting permission to the Developer to use the deposit and progress payments for budgeted Plantation Club Phase I construction and development expenditures.
Tier 3, Adventure Pricing: Tier 3 Pricing is similar to Tier 2, except that the purchaser receives a 40% discount off the Published Price of a condominium home in exchange for a 50% down payment on signing of an Agreement of Purchase & Sale. Purchasers of Adventure Priced condominium homes will also receive a complimentary “Site Inspection & Adventure Trip”. Each trip package will provide for 2 persons roundtrip air fare to the Placencia Peninsula in Belize, 4 hotel nights (double occupancy) in a Placencia Peninsula resort, food & drink for 5 days, 2 adventure tours and all associated transfers, taxes and fees. The Site Inspection and Adventure Trip can be taken any time after the Purchase and Sale Agreement is consummated.
