Plantation Club, LLC, a Texas limited liability company (the “Company”) was formed to fund, develop and operate the Plantation Club subdivision. The Company is being managed by Belize Land & Development, LTD, (“BLD”) a Belize Chapter 250 company, which was organized in 1995, to acquire, develop and operate the 2,300-acre Plantation Belize estate. At that time, the estate was the most significant and promising large parcel of beach frontage in the country of Belize comprising 7.3 miles of contiguous beach frontage and occupying nearly one half of the Placencia Peninsula. The principal, sole shareholder and managing director of BLD has been, since its inception, James Parker, a Houston Texas resident.

We have previously talked about Jim’s discovery of the 2,300-acre beachfront estate and how he transformed it into a government approved resort development known as Plantation Belize. We have also talked about how his success with Plantation Belize Stages I & II, has served as a beacon for many others to follow in their quest for Caribbean beachfront development. Suffice to say, James Parker is arguably the most successful land developer in Belize and was likely the singular catalyst that promoted the Placencia Peninsula from a primitive jungle outback to one of the most important new resort destinations in the Caribbean.
From this historical perspective, potential purchasers of Plantation Belize Stage III land or Plantation Club condominium homes and waterfront homesites can sense the substantial opportunity at hand with the pending release of the first vertical development in Plantation Belize Stage III land, Plantation Club. In Jim’s own words, “Plantation Club is envisioned to be the capstone of our long and successful development history in Belize. These are not idle statements. Jim is known by his peers as a man that does what he says he is going to do. You can ask any of the people he has done business with both in Belize and in the U.S. Jim’s word is his bond and when he commits to a worthy goal, it is just a matter of time before it manifests. Jim’s success in Belize should not come as a surprise. His entrepreneurial prowess was forged many years ago when he managed, and in some cases owned numerous real estate operations, many with a focus in the hospitality industry. Perhaps his most notable work was a 6-year (1987-1992) assignment as Vice President Real Estate Division for American Continental Corp, an $8.4 Billion N.Y.S.E. Fortune 100 diversified real estate conglomerate, developers of the world-famous Phoenician Resort in Scottsdale Arizona. Jim’s primary responsibility was the promotion and marketing of its largest mixed-use real estate project, Estrella, a 22,000-acre residential golf community located in West Phoenix. Estrella was featured in Newsweek magazine as the largest mixed-use real estate project under development in the United States at that time.
A hallmark of Jim’s success has been to assemble the right team for the right job at the right time. For Plantation Club, Jim is putting together an ensemble of some of the brightest and best professionals both in Belize and in the U.S. Following is a brief description of the right people Jim has chosen to bring their particular discipline and expertise to assist in the development of Plantation Club. Belize Legal Counsel: Barrow & Williams has served as Mr. Parker’s in-country legal counsel for over 25 years. Barrow & Williams was founded by Dean Barrow and Rodwell Williams in 1989. It is located in the heart of Belize City in close proximity to the Courts and major commercial enterprises. Since opening its doors 30 years ago, the firm has become one of Belize’s leading commercial law firms. Rodwell Williams has represented Jim Parker and his Belize Land and Development LTD since inception. Dean Barrow has been the Prime Minister of Belize for the past 10 years. The firm’s success has been achieved through competent representation, high ethical standards and open cordial relations with clients, government personnel and the legal community.
Belize Architect: Strukture Architects Julius and Ana Maria have been serving Belize since 1994, as perhaps the most influential architecture firm in the country of Belize. They take pride in their innovation and willingness to push the boundaries of construction techniques, materials and sustainable environmental practices. They strive to provide their clients with buildings that exceed their expectations. They design buildings that are an inspiration to the users and provide a strong identity. Their buildings stand the test of time, a philosophy consistent with the design elements of The Plantation Club. We are especially interested in their significant experience in the sourcing, milling and application of local Belizean hardwoods.
U.S. Architect: Rynerson Obrien Architecture, Inc.Formed in 1989 by architect Patrick O’Brien and partner Stephen Rynerson, ROBA’s office of six maintains a steady practice designing period recreations and historically appropriate alterations for late 19th century and early-to-mid 20th century residential structures. Perhaps their most significant work was their collaboration on the restoration of the famous McDonald Mansion in Santa Rosa California first built in 1879. They will be deeply involved in designing the English colonial theme of The Plantation Club structures.
Construction Manager: Jim Parker will personally manage the construction of Plantation Club, which will bring to bear his 40 + years of construction and development experience involving tens of billions of dollars and tens of millions of square feet of residential and commercial structures (see Background of the Developer above). In the exercise of this duty he will build a local team of builders, construction workers and subcontractors to build out all infrastructure, the Welcoming Complex and the Condominium Community buildings and amenities. This will be augmented by engaging an international construction company with a presence in the Caribbean to build out the planned 4-star luxury hotel, Plantation Place. Flag hotels such as the four under consideration (Marriott, Hilton, Hyatt and Wyndham) typically require the engagement of an international construction company with a pedigree in hotel construction before they will agree to use their hotel brand and franchise. We have had ongoing talks with EllisDon in Ontario, Canada who may be our preferred hotel construction company.
Jim will add other professionals to the Plantation Club management & development team as the project evolves. As examples, we anticipate engaging top-flight marketing professionals and international real estate brokers to ensure an orderly and expeditious rollout of our condominium home and riverfront home site sales and we will be engaging IT and media professionals for developing our website and social media campaigns. As Plantation Place, our new hotel comes online, we will likely be engaging one of the major global hospitality companies in a management agreement to operate both the hotel as well as the resident rental program.
